Real estate differs from one state to the next. When buying real estate in Florida you should know the laws and rules that will effect you. Some things, however, are universal and apply to anyone buying real estate anywhere. These things are also important to know before getting into a real estate transaction.

There are two relationships between buyers and agents in Florida, Buyers Agents and Transactional Brokers. A buyers agent is a representative of the buyer. The buyers agent is required to look for the best interests of the buyer. They must tell the buyers everything about the real estate transaction and follow any direction of the buyer. A transactional buyer does not represent the buyer. They are there to sell real estate. They are not required to tell the buyer everything about the transaction. In general when buying real estate a person should follow some simple real estate rules. While these rules are not legally binding and it is ultimately up to the buyer as to if they follow them or not, they are a good idea to at least keep in mind. The following list gives some of these rules.

- Keep a budget in mind and stick to it.

- Do not sign anything you do not understand.

- Research the costs and legal points before starting a transaction.

- Get a good idea of the neighborhood and type of house you would like before hand.

When attempting to understand Creativity and Innovation, it pays to import the vast range of research and knowledge that has been accumulated in these fields – most of it is to be found in the field of Business and Management.

For example, Writer’s Block is intimately related to Organizational Culture – the same principles that prevent people from generating ideas in the corporate workplace are also responsible for Writer’s Block – evaluation apprehension in its many forms. Another example, the principles that prevent screenwriters from getting their work successful commercialised are the same as those that prevent organisation’s successfully implementing innovation – lack of access to decision makers and so on.

Consequently, the following is one area of Creativity and Innovation Management that can assist screenwriters.

Incremental Productivity

Whilst radical innovation is glamorised, the true hero is incremental innovation. In other words: sustained, smaller changes. Whilst a few radical innovations are the result of giant leaps, the vast majority result from incremental changes applied over long periods. This principle can be applied in a number of ways:

a) Rather than wait for the “big idea,” the chances of hitting on the “big idea” increase when writers engage in not so dynamic projects, develop their competencies, identify and solve problems in a regular and sustained way. We know this to be true because screenwriters tend to come up with their best ideas WHILST they are working on a project.

b) Artists often tinker with various concepts for long periods resulting in work that grows in distance, novelty and diversity from the original idea. That is until new knowledge causes the artist to leap onto a new concept, which is radically different from the original idea and grows further away in terms of distance, diversity and novelty – it increases in radical nature. In other words, radical leaps are a product of incremental activity.

c) We often use the term “think outside of the box.” But what does it actually mean? Some of the most successful ideas have resulted from small changes that were originally just outside of the box. Take the low cost airline model of South West Airlines and EasyJet – the only difference between the standard and their models is essentially price. They took the small notion of price and pushed it outside the box where it seemed impossible – London to Spain for $30 was thinking outside the box at one time. Again, radical ideas result from small changes.

d) In the field of drama and improvisation, actors have found that the best ideas result from not trying to be original but being UNORIGINAL.

The Solar Decathlon

Every other year, the U.S. Energy Department holds a solar decathlon for teams from various universities around the world. The winning team receives a $100,000 grant over two years.

A Contest of a Different Sort

The solar decathlon is an interesting strategy for promoting research and development on solar technology by the Energy Department. The Department selects 20 teams from a bevy of applicants to take part.

To win the competition, the teams are given the goal of creating and manufacturing a home that runs completely on solar power. The home must function as a residence as well as a home-based business and all typical transportation needs typically found with a residential home. The teams are not only required to design and build the home, but they must construct the homes on the National Mall in Washington, D.C. for all to see. The most energy efficient home wins the competition and the university is awarded $100,000 for research and development of solar technologies.

In 2005, the University of Colorado was the winner of the competition with Cornell and Cal Poly finishing second and third. It was the second win in a row for Colorado over such schools as MIT and Cal Poly. The teams for the 2007 competition have been selected and are currently working on their projects:

Understanding this dynamic is crucial to building your opt-in list, and it should go a long way in determining your overall online strategy.

Efficiency Equals Reduction

Imagine that if at the grocery store the person bagging your purchases left empty, unused spaces in each bag causing you to carry 10 instead of 5 bags out to your car then into your home. You would be investing some extra time, energy and space when it was unnecessary. Now transfer that thought to the waste and recycling industry. Instead of filling a trash bag or bin with large empty spaces, we can all do some simple acts to help keep transportation costs down while reducing fossil fuel consumption and saving ourselves some time and money.

The flattening of boxes greatly increases space efficiency in a bin. This does not just apply to cardboard boxes, but also includes any paperboard (cereal or pet food) ones as well. Crushing cans before recycling is much more easily done if it is possible to remove both the top and bottom lids first. Foil products are easily flattened by hand.

Periodically crush your garbage bag down to its true size – you will find that it does not need to be placed on the curb as often. Fewer trips to the dump means less fossil fuel consumed and reduced curbside idling – idling is known to be terribly inefficient and more polluting than vehicles on the move. Garbage collection fees are more easily maintained by the company due to reduced costs per bag, and some companies even offer a discount for those who produce less waste. Also worth noting is that the household will go through fewer plastic garbage bags.

Some kitchen waste disposal units tend to put unnecessary pressure on overtaxed sewage plants. A much better option is to practice composting or vermiculture methods instead. Composting organic waste reduces household trash by approximately 30%. Go one step further by reusing various plastic bags to isolate smelly meat, bones and pet waste. By controlling odors in the garbage, the bag will not have to be put out on the curb as often.

So, imagine that if your waste and recycling was now half the size that it typically was before. That means in theory the waste pickup service would decrease costs by 50%, the landfill would be receiving half of what it used to, fewer trips to the recycling depot, less pollution…

The concept of employee motivation is not at all a new idea. It has been around as long as there have been employees and employers. While the concept itself is not new, new research and awareness have made new aspects of employee motivation not only a possibility, but a reality in the world today.

It was not at all uncommon in the past for an employer to offer some system of rewards and privileges as a means of employee motivation. Recent thinking however has given way to the fact that this process may actually alienate other workers who, for whatever reason, may not be as capable in a particular field or endeavor. Ultimately, the belief was that this was actually contrary to effective employee motivation and in reality, decreased employee productivity. Since the main idea behind employee motivation is to increase worker productivity, this was seen as very limited in scope and detrimental in the long run regarding employer-employee relations.

Recent beliefs and ideas have introduced new concepts to the field of employee motivation. One of the most common “new” areas of growth in the area of employee motivation is through the use of work teams.

This concept of employee motivation had its major start in the aerospace industry. It allowed a group of dedicated employees to focus together as a team on any given project. This idea of employee motivation worked especially well since it allowed for creative input from a number of employees without restricting the thought of any single person or alienating any one employee in particular. When the projects went well, the employees were celebrated as a group or as a team, offering employee motivation to the whole group instead of to any one individual.

This concept of employee motivation has since evolved and become common in many fields of study. There are a number of seminars offered which are specifically designed and promoted as a means to offer not only employee motivation, but to create an atmosphere of team work that is surprisingly beneficial to worker productivity. By allowing the people to work together as teams, and as is often the case in these seminars, making any one employee’s success dependent on the ability of the team as a whole, the workers are unified and become more closely knit and function much better together. This has had profound and far reaching effects in the area of employee motivation.

Speech Difficulties And Their Effects

If you have difficulties with your speech, you are not alone. Latest figures state that over one percent of people in the UK suffer with a stutter or stammer. This article describes the effects that stuttering can have on a persons life.

I am somebody who has overcome a stutter or what some people call a stammer that had basically ruined my life for eighteen years. At the age of twenty two, I decided that it was time to attempt to achieve fluency. After nearly a year of working very hard, I managed to overcome the stutter once and for all.

Stuttering affects people in different ways, however these were the aspects of life I found difficult:

Introducing people

Ordering food or drinks

Speaking on the telephone

Attending interviews

Trying to attract a girlfriend

Socialising with friends or family

In general the stutter made me accept second best in life and made life a huge struggle. I found stuttering a disability and was forever looking for ways at beating the stutter.

I attended speech therapy from the age of four or five. My attitude was possibly not what it should have been, in my own mind I always believed that they could not truly understand what I was going through as thay themselves had never had a stutter.
